OPTISEALED: a window install you can actually prove.

Most window installs are done by habit, sealed ad-hoc, and never written down — so when water or mould turns up, there's no method to point to and no one really covered. OPTISEALED is an independent, product-neutral way to turn the install into something repeatable, certifiable and verified. Here's how the method works.

In an earlier piece I argued that a window's performance isn't fixed until it's in the wall — that the interface, not the label, decides what the building does. The obvious next question is: so how do you fix it? Not by buying a magic sealant. By treating the install as a method you can document, repeat and prove. That's what OPTISEALED is.

The starting point matters: OPTISEALED is independent and product-neutral. AFRC Lab doesn't supply, sell or endorse any sealing or flashing product. We specify the performance the interface has to meet and verify that it does — you keep buying from whoever you buy from now. And there's no barrier to starting: no change of suppliers, no site shutdown, and the first look costs nothing.

The method, step by step

Look — with no obligation.

We come and watch a real install and find the quick wins first: the low-cost, high-impact changes your crew or installer can make straight away. Nothing to buy, nothing to commit to.

Map the method.

We document how the window goes in now and set the performance the sealing and flashing must meet — vendor-neutral. Your systems, your suppliers; we specify the result, not the brand.

Train the crew.

As a Fenestration and Glazing Industry Alliance (FGIA) Window Installation Master and Certified Lead Trainer — one of only 41 FGIA-accredited InstallationMasters instructors worldwide, and the only one in Australia — we train your people to the detail — so the standard lives in your team, not in us being on site.

Certify & make it repeatable.

Sign-off against a QA checklist with a photo record and hold points, so every install after ours is repeatable, traceable and auditable.

Verify the outcome.

We model the sealed interface for condensation risk — the AIRAH DA07 Mould Index via TIRS — and support airtightness targets, giving you evidence to ISO 15099 / NCC that your certifier can rely on.

The aim isn't to make us part of your process. It's to leave a method behind that works without us.

What a lifted install actually gives you

The point of all this is a short list of things you can stand behind. Water stays out — a continuous, drained and sealed interface, not a junction relying on a lapped damp course to save it. The detailing is blower-door ready, able to hold pressure under an airtightness test rather than failing it. It's built to last — a bonded, deliberate system designed for the life of the building, not the life of the warranty. It's repeatable — the same result across every site and region, because the detail is documented, not remembered. That means less rework: fewer callbacks, water-damage claims and rectification down the line. And condensation is controlled and evidenced — a Mould Index on the interface, for health, amenity and compliance.

Under NCC 2025 — tighter energy, enforced condensation management (F8 / H4), the standing weatherproofing requirements (F3 / H2) and AS 2047 — the install is exactly where prescriptive details stop covering you. OPTISEALED is the way to make that part defensible: proven on the way in, not argued about after handover. It's the install link in the full pathway to compliance.

Start with a look — no obligation.

Send us a job, or book a quick walk-through. We'll show you the quick wins first, in your words, before anything changes — and map the path to an install you can prove.

Independent & product-neutral. AFRC Lab is a third party: it maps the method, specifies the performance it must meet, trains your people and verifies the outcome — it does not supply, sell or endorse any product or brand, and you procure systems and materials from your own suppliers. Verification is project-specific thermal simulation to ISO 15099 / NFRC 100, with condensation assessed via the Mould Index (TIRS); modelled results are indicative to the systems and details provided, and final NCC compliance is determined by your assessor or certifier. AFRC Lab (Advanced Fenestration Research & Certification) is an independent company; it is not the AFRC and is not affiliated with WERS. TIRS™ is a trademark of AFRC Lab Pty Ltd (patent pending).
